Useful Info for current or prospective owners:
1. Mount Haven is a residential community made up of full-time residents, part-time residents, and lot owners.
2. Water: Community water is NOT YEAR-ROUND. It is generally on from mid May to mid October and community water is turned off for the remaining months.
– Some owners have water storage tanks for winter use, the safety of drinking or using water from these systems is not guaranteed by the HOA or any town/city/county entity.
– Our water source is a spring that does not have unlimited output, therefore WATER USE CONSERVATION IS IMPERATIVE.
– Please contact the water master prior to any planned use of 2 gallons per minute or more (example: tank filling) so he does not need to come check for a system leak when he sees that the outflow from the community tank has gone up.
3. Winter road conditions: BOTH 4WD/AWD AND AGGRESSIVE SNOW TIRES are needed in winter. Community roads are steep and are usually icy/snow-covered.
– Plowing of community roads is done by Kessler Operations LLC. Payment for this is currently independent of HOA fees (other than a small portion that is paid by the HOA). Residents may also pay Kessler Operations LLC for plowing of driveways. Possible changes to the system for paying for plowing is an ongoing discussion.
– Any vehicle that gets stuck would block access for all other vehicles to and from the community as we only have one entrance/exit road. Kessler Operations staff can help get vehicles out but can charge whatever hourly rate they choose for it. Don’t be the person that gets stuck!
4. Septic/waste disposal: There is NO SEWER in this neighborhood. Per watershed regulations, all toilet waste must go into a black water holding tank to be pumped out regularly. Gray water must go into a gray water septic tank/system as outlined by Salt Lake County regulations.
5. Trash/recycling: There is NO TRASH/RECYCLING PICK-UP in the neighborhood. Big Cottonwood Canyon residents can drop off trash and recycling behind the Silver Fork mailboxes and in the Brighton circle and trash (but not recycling) in the warmer months in the dumpster pull-out just down-canyon from Mount Haven or in the BCC park-n-ride lot at the base of the canyon.
6. Mail: There is NO MAIL DELIVERY in our neighborhood. Options for getting mail include a PO Box, having the post office hold mail for regular pick up, or getting on the list to get a mailbox at Brighton or Silver Fork. Package delivery to cabins in Mount Haven is variable, sometimes Amazon, UPS, and FedEx deliver here in the summer, but there is no guarantee.
7. Gate: The gate code is made available to owners. The area by the gate is NOT TO BE USED FOR LONG-TERM PARKING. The area by the gate is owned by the USFS. Parking by the gate for any length of time is discouraged and people parking there may be subject to fines from USFS or UPD.
8. Break-up period: The roads and water pipes are particularly sensitive to damage from heavy vehicles during the “break-up period”, especially when water pipes are empty. Therefore, we do not allow heavy (over 3/4 ton) vehicles or machinery (septic pumper trucks, propane trucks, concrete trucks, cranes, excavators, etc.) on the roads during the months of October and May. Please plan ahead.
9. Noise: Noise should be kept to a bare minimum between the hours of 10p.m. and 8a.m.
10. Rentals: NO SHORT TERM RENTALS allowed per Town of Brighton regulations.
11. Building Rules: One primary residential building (“Dwelling Unit”) is allowed per lot and is limited to 3,000 square feet including garages. Square footage is defined by county records for existing dwelling units and by county stamped plans for any proposed building.
– Any and all construction requires HOA Board approval. Please contact the Board about any plans for building. It is advised to submit early stages of plans to avoid major changes to your design. You must submit detailed building plans (stamped/approved county plans when county approval is required) to the Board before they will consider granting final approval. Any changes to construction plans must be resubmitted to the Board for approval prior to commencement of construction. A partially refundable deposit is required for structures of 300 square feet or more prior to commencement of construction.
– A $3000 nonrefundable fee per lot is required to connect to the water system
12. Sale of home or lot: Owner must notify the Board before listing a home/lot for sale and again notify the Board after it has been sold. Realtor financial questions should be directed to the Treasurer of the Board. Other realtor questions should be directed to the Secretary of the Board.
